Each customer's tenant is isolated at the query level — no other customer ever sees your books. Hosted on Hostinger Business in the EU. Backups run nightly. We never share data with third parties; AI services (Anthropic) only see invoices when you upload them and don't train on your data.

No — and that's on purpose. AwayWatch generates the right packets (Schedule E export, DR-15 worksheet, TDT report, 1099-NEC bulk-upload CSV) and you (or your CPA) file them. We're a workflow tool, not a tax preparer. This keeps us out of CPA-license territory and your books fully under your control.

Yes. Invite them with a role — owner / partner / accountant / viewer — and they see only what their role permits. Accountant role is read-only on the books, perfect for handing off the year-end packet.

Guest names, emails, and stay dates pulled from booking platforms are stored only as long as you need them for tax + accounting purposes. You can delete a booking at any time, and a full data export is one click away (operator self-serve).

Florida is the most polished today — every county's sales surtax + tourist development tax mapped, DBPR licensing, Sunbiz auto-fill. Other US states work but with less specialized tax tooling. International rentals: the bookkeeping side works anywhere; tax-form generation is US-only for now.

Yes. Self-serve account deletion + full-tenant ZIP export (every invoice, vendor, booking, tax filing as CSV + the original PDFs) are baked in. No lock-in.

The guest concierge is a paid add-on — gated behind a per-user entitlement. Pricing TBD; will be flat per active property per month. Property facts you save during beta carry over when pricing lands.

You see every conversation in the host inbox. If the AI told a guest something wrong, edit (or delete) the offending Property Fact in the memory list — the change takes effect on the next conversation turn. The AI also auto-escalates anything that needs a human, so refunds / schedule changes / lockouts always come to you.

No. The Setup wizard handles configuration. The trickiest part is connecting your booking platforms (Airbnb, VRBO, etc.) — you copy the iCal URL into our settings, ~30 seconds per platform. Email + receipts work out of the box.
